A design statement from BSD Associates said: “Our client (EK-Trend Ltd) is an experienced hotel owner and operator looking to redevelop the existing property at St James House.

“We are looking to transform the existing office space into a stylish, modern hotel with bar and restaurant facilities that will not only enhance the streetscape but will also make a significant improvement to local amenities.

“Externally on St James Street we propose to drop the cill height of four windows which will not only increase daylight to the internal bar/lounge area but also create a warm visual impact at night.

“Planters to the front elevation will help to soften the appearance of the building combined with a sensitive architectural lighting scheme, will enhance the character of the property.

“Crisp, modern LED signage will highlight the buildings redevelopment as a destination for tourists, business professionals and local residents.

“Externally from the car park, on the rear elevation we propose a new single storey glazed extension with a sleek low profile zinc roof with blue/black engineering brick wall and base course.

“Blonde stone cill colour to match the existing blockwork.

“Feature wall lights to make a visual impact from the car park.

“The new extension will accommodate breakfast service and restaurant diners as well as a staff cellar with external access. “Careful design consideration to ease of access will be made to the hotels public facilities and bedrooms.

“The client intends exploring the green credentials for the site, particularly solar panels to the existing roof with a new highly energy efficient boiler, efficient LED lighting internally and externally.”
