Iron Row, Burley- in-Wharfedale, £324,950
Dacre, Son & Hartley, Ilkley (01943) 600655

Iron Row is a historic row of old cottages situated just off the Main Street of this thriving village community.

Originally mill workers’ cottages for the nearby Greenholme Mills, they were sold at auction by Dacre Son & Hartley back in the 1960s upon behalf of the mill to a developer who subsequently restored and extended the whole row.

The cottage is set close to the centre of this very popular village community which has a good range of local shops, post office, doctors’ and dentists’ surgeries, inns and restaurants.

With two primary schools within the village and a variety of sporting and recreational facilities, Burley-in-Wharfedale forms an ideal base in the Wharfe valley countryside for commuters to Leeds and Bradford city centres to which regular rail services are available from the village station on Station Road and there are also bus services to surrounding towns from the village Main Street.

From Iron Row, there are some pleasant walks to be enjoyed through nearby recreational grounds and via an underpass under the by-pass, out into the surrounding countryside. The Yorkshire Dales National Park is only about ten miles away and Leeds Bradford International Airport is also readily accessible.

In recent years, the cottage has been very tastefully refurbished by the present owners to provide a charming and extremely well-appointed home of great character. Great attention to detail has been taken to complement the features of the original cottage which include some vaulted ceilings and revealed stonework to the ground floor and revealed roof trusses, beams and timbers to the first floor.

Unlike the majority of other cottages in the row, this property is double-fronted and provides two excellent reception rooms, the sitting room having an open fireplace, while the dining room has a log burning stove.

The kitchen is undoubtedly a superb feature of the property with an extensive range of bespoke kitchen units painted in Farrow & Ball paints with quality appliances and attractive granite working surfaces. There is also a very useful downstairs cloakroom.

On the first floor, there are two spacious double bedrooms to the front of the cottage with revealed timbers, while to the rear there is a further bedroom and a luxurious bathroom with a contemporary white suite and Villeroy & Boch fittings. There is also useful storage loft above bedroom two with a loft ladder.

At the back of the cottage is a delightful westerly-facing enclosed patio garden beyond which there is a single garage, currently used as storeplace.
