CONCERNS have been raised about a revised plan to build 38 new houses in Addingham submitted to Bradford Council just months after a similar scheme was agreed.

William Brear & Son Ltd and Mulgrave Properties is seeking planning permission for the two-acre greenfield site to the east of The Acres, despite gaining planning permission to build the same number of houses on the site earlier this year.

The new application is a proposed redesign, say developers, retaining the 11 affordable homes of the original plan, with the same mixture of homes, but with the creation of a 'bespoke residential environment'.

According to Bean Designed, which has drawn up a design and access statement in support of the plan, the new scheme at the tentatively-named Wharfe Park is an evolved design.

New features proposed include changes to the street pattern and an 'eastern gateway' entrance to the development.

But several Addingham residents have already objected to Bradford Council about the new planning application.

One claimed the development would be out of keeping with the village. Others have flagged up concerns about access to the site from Bolton Road through The Acres.

Residents have pointed out there is a primary school on the nearby Bolton Road, and one said a physical form of speed restriction, such as speed bumps, is required to improve safety.

Objectors have also asked the council for assurances trees by a stream within The Acres site would be kept as an important wildlife habitat.

Bean Designed added: "The proposed redesign develops this theme further, and with the full support of the applicant, a suite of bespoke quality family-centred homes have been developed specifically for this site."

The proposed affordable homes are four one-bedroom apartments in a two-storey building, four two-bedroom houses and three one-bedroom bungalows.

"These homes have been designed to be visually indistinct from the open market homes," said Bean Designed.

The houses for private sale include eight three-bedroom properties and 19 four-bedroom houses.

The plan is expected to be determined by Bradford Council.
